Downriver Market Snapshot – September 2026
The Downriver housing market is showing signs of its typical late-summer transition. Inventory is climbing, buyers have more homes to choose from, but home prices remain strong.
🏡 Market at a Glance
📈 Active Listings: 725
That's up from 659 in our previous market update, an increase of about 10%. More homes coming onto the market means buyers finally have a little more selection.
⏱️ Average Days on Market: 21 Days
Homes are still moving relatively quickly. Despite the increase in inventory, properly priced homes continue to attract buyers.
💰 Average Sales Price: $214,095
Prices have rebounded from $206,406 in our previous update—an increase of approximately 3.7%.
Last month's slight dip in prices doesn't appear, at least yet, to have developed into a larger downward trend.
🏠 Months of Inventory: 3.11 Months
This may be the most interesting number this month.
Inventory has increased from 2.39 months to 3.11 months, a jump of approximately 30%.
Six months of inventory is generally considered a balanced market, so Downriver remains below that level. However, we're moving closer to balance and buyers have more choices than they did earlier this summer.
What Does It Mean?
The market appears to be experiencing some normal seasonal cooling as summer ends and families settle back into their school-year routines.
Interest rates and affordability may also be making some buyers more cautious.
But there's an important part of the story sellers shouldn't overlook:
Home prices are still strong.
We're seeing more inventory without seeing prices collapse—which points toward a market gradually becoming more balanced rather than suddenly turning into a buyer's market.
